Pet, Companion Animal, and Service Animal Policies

The purpose of this policy is to provide standards to insure the best possible environment for the owners of pets, companion animals, service animals, and non-pet owners.  All tenants and applicants will read and sign a copy of this policy.

  1. Any tenant or applicant who wishes to keep a pet, companion animal, or service animal shall inform Chippewa Valley Property Management.
    1. As an applicant, disclosing whether you have a pet, companion animal, or service animal on the online application; along with providing necessary documentation pertaining to the animal prior to acceptance.

    2. As a current tenant requesting a pet, companion animal, or service animal to reside at your property must be in writing along with providing necessary documentation pertaining to the animal prior to acceptance.


  2. Common household pets, companion animals, and service animals are limited to domestic household animals such as Dogs/Cats.

  3. No tenant shall have more than 2 pets unless prior approval was given.

  4. Size and breed restrictions do apply per the property rental for the comfort of the animal and tenants.
    1. Weight restrictions 50LBS or less
    2. Breed restrictions: German Shepherds, Pit Bull or Pit Bull mixes (Presa Canarios, Staffordshire Terriors, Perro de Presa Canario), Siberian Husky, Alaskan Malamute, Dalmations, English Mastiffs, Dobermann or Dobermann Pinschers, Rottweiler, Chow Chows, Akita, Wolfdog Hybrid or Wolfdog mixes, Cane Corso, and Great Dane are not allowed.

  5. Pets, companion animals, and service animals shall be restrained whenever possible by use of leash when on the property exteriors or visiting in a neighboring unit of another resident. (If housing manager specifies a fenced walking area, pets/companion animals/services animals could be restrained in those areas.)

  6. Owners of pets, companion animals, and service animals shall be liable for damages and injuries by these animals. While it is suggested the owners of pets, companion animals, and service animals obtain liability insurance when legally required; Chippewa Valley Property Management recognizes this is not possible for all tenants.

  7. The landlord may require tenants pay an additional damage deposit for (Pets); however documented companion and service animals are not required to pay an additional damage deposit or monthly pet rent.

  8. Pet rents are determined on a case by case basis and may range between $35 and $100 additional to the total rent monthly.

  9. No pet, companion animal, or service animal shall be left outside on a tie out unattended.

  10. Any property damages associated with pets, companion animals, or service animals will be the sole responsibility of the tenant; Chippewa Valley Property Management reserves the right to evict any animal which legally constitutes a nuisance or danger.

  11. In the event an owner held security deposit or damage deposit does not cover the expenses of pet, companion animal, or service animal damages; Chippewa Valley Property Management reserves the right to take legal judgment against the tenant.

  12. In the event the Landlord/Landlord Agent is required to enter the premises of a tenant with a pet, companion animal, or service animal, it is the responsibility of the tenant to have the animal restrained safely to allow for necessary walk through or service repairs.

  13. Any and all fines/penalties (either by the City of resident or outside contractors) applied to the property associated with a pet, companion animal, or service animal will be the sole responsibility of the tenant.

Tenant Maintenance Obligations of Pets, Companion Animals, and Service Animals:

Tenant agrees to promptly and regularly perform the following obligations in respect to ownership of a pet, companion animal, or service animal.

  • Keep the unit and patios, if any, clean and free of odor, insect infestation, feces, urine, and litter.

  • Restrain and prevent animal from gnawing, chewing, scratching, or otherwise defacing the doors, walls, windows, screens, window treatments, and floor coverings of the unit, other units and the common areas, buildings, landscaping, and shrubs.

  • Immediately remove, clean up and appropriately dispose of any feces, waste, and litter deposited by the said animal on common grounds, shrubs, flower beds, sidewalks, access ways, parking lots, and streets of projects. Dispose of waste and litter using procedures for the tenant’s specific building.

  • All carpets will be professionally cleaned when moving out at tenant’s expense.
