Security Deposit/damage deposit amounts are determined for each potential tenant based on the following; however Chippewa Valley Property Management reserves the right to determine a final security/damage deposit amount.
- Past rental history/references, credit score, proven current income, length of employment, and type of property and the contents of said property such as appliances, square footage, and flooring.
- If a pet(s) is approved/accepted to the property; no documented companion animals or service animals will be required additional charges of monthly pet rent or additional security deposit. This is limited to pets only.
- Non-disclosure or omission of any kind on the part of a potential tenant could affect the outcome of acceptance to any and all properties managed or represented by Chippewa Valley Property Management.
- The acceptance of a security deposit by Chippewa Valley Property Management for an advertised property will secure the property for the future tenant; said property will be removed from marketing. Without a security deposit a property will not be held for any interested party. In the event the accepted applicant chooses not to proceed for any reason, the accepted security deposit will be forfeited for the purposes of remarketing, loss of advertisement time, lost rent, and future showings of the property.
- All Security Deposits and First month rent must be paid either in the form of a cashier’s check or money order payable to Chippewa Valley Property Management prior to move in. First month’s rent will be pro-rated in the event a move in is past the 3rd of the month. In the event the move in date is post the 15th of the month a required payment of the pro-rated amount & 2nd month’s rent will be required.
- Chippewa Valley Property Management’s procedure and policy to securing a rental property:
- All prospective adult tenants must be phone pre-screened prior to a discussion about scheduling a showing of the property of interest.
- Online applications with payment will proceed following an in person viewing of the property of interest (No properties will be rented site unseen. Prospective tenant must see the property in person, cannot have 3rd party view in lieu of prospective tenant).
- Current proof of income
- Acceptable forms: Pay stubs (2 months), letter of acceptance with pay amounts, letter from supervisor/manager indicating hourly rate and hours worked weekly, bank statments showing deposit amount (2 months), retirement/social security/funding must state monthly amounts.
- Copy of state or federal ID will be required
